The global property equity strategy invests worldwide in stocks of companies in the property sector. Our investment philosophy is based on our conviction that we can generate alpha:

  • Top-down – by identifying the most appealing trends and themes within the property sector at an early stage; and
  • Bottom-up – by selecting attractively priced stocks that are set to benefit from these trends and themes.


Our investment process consists of three steps: First, top-down identification of the trends that offer the highest growth. E-commerce is the force driving the split between prime and non-prime retail assets, companies (re)locate to central business districts (CBDs) and there is an increase in demand for high tech and specialized assets. Furthermore, the housing shortage leads to an increased demand for rental housing. Second, bottom-up selection of companies that combine a high exposure to the selected themes with upside potential. Third, portfolio construction: stocks fitting our pre-selected themes that score well on all analysis metrics are assigned higher weights. ESG information is taken into account.

The global property equity strategy is managed by the Property portfolio management team, which consists of two seasoned portfolio managers. The portfolio managers are part of the Global Equities team. The portfolio managers have access to Robeco’s sector, emerging markets and sustainability analysts.
